Choosing the right type of survey is an important part of buying or maintaining a property. Here’s a simple breakdown of what each survey includes and when it’s best to use them.

A valuation provides an overview of a property’s general condition, along with our evaluation of its value. This is not a survey, but rather an assessment of the property's value and security, primarily for the lender's benefit.

Best for: Modern homes in reasonable condition.
A Level 2 survey provides a clear overview of a property’s condition. It highlights urgent issues that may affect your decision to purchase such as damp, structural movement, or damage to roofs or walls. It uses a traffic light system (green, amber and red) to rate the severity of each issue.

Limitations:
This reporting tier does not encompass the level of detail typically included in a Level 3 report.
